Residential Letting and Full Management Service
Whether you live just around the corner or thousands of miles away, our Residential Letting & Full Management Service will deal with all the day-today matters that arise throughout the period of letting for you. We will relieve you of the routine administration whilst keeping you fully briefed on a regular basis. Of course, we will consult you on all significant matters. In detail, the service includes:
- Visiting you at the property to discuss all aspects of your proposed letting. During our visit we will advise you on the rental value of the property, the legal aspects of letting, the insurance considerations, the preparation of the property for letting, the tax implications of rent income (including the special tax arrangement for landlords who reside overseas) and any other related matters on which you need guidance.
- Advertising the property as widely as possible to seek suitable tenants. As members of the Bristol Association of Letting and Management Agents (BALMA) we regularly liase with other agents in the area where this can assist in finding tenants quickly.
- Conducting viewings at the property - these are always accompanied by a member of our staff.
- Interviewing and selecting suitable tenants including obtaining confidential references from banks, employers, any previous landlord and other referees where applicable.
- Preparing the tenancy agreement and other documents for the tenancy and ensuring that these comply with current legislation and take account of your specific requirements and instructions.
- Preparing a detailed inventory and schedule of condition for the property and checking this at the start and the end of each tenancy.
- Briefing tenants on the care and use of the property and the proper operation of any installed equipment and appliances.
- Obtaining and holding in a separate client account the tenant’s deposit. This is held as security against any damage or undue wear during the tenancy and is usually one to one and a half times the monthly rent amount.
- Notifying the utility services and local council tax department about the change of occupant at the property and requesting and settling your final accounts.
- Arranging for the tenancy agreement to be submitted for stamp duty when applicable
- Collecting the rent, normally on a monthly basis in advance, with monthly or quarterly payments to your bank or building society by automated credit transfer
- Arranging for any essential maintenance or repairs to be carried out at the property, either by tradesmen you have nominated or our own regular team of contractors
- Ensuring that the annual gas safety check and any servicing required is carried out at the appropriate times
- Paying any incidental outgoings in connection with the property for you from the rent income, eg ground rent, property insurance premiums, maintenance contracts charges etc, as instructed.
- Sending you quarterly or monthly statements of your account, showing the rental income, the expenses paid on your behalf and the payments made to your bank
- Conducting quarterly inspections of the property and providing you with written reports on its condition and any other points which arise during these visits.
- Ensuring that your property is properly cleaned and prepared for handover at the end of each tenancy
- Dealing with any miscellaneous requirements such as the forwarding of mail, liasing with your mortgage lender where required, dealing with the building management company (for flats) etc.
- Insuring you under Letsure’s Rentsure Gold Policy against any loss of rent and for any legal costs incurred following a breach of the agreement by a tenant.
Additional Services
We can also adapt the service to suit your individual needs. This can include arranging specialist buildings/contents insurance for your property, assisting with the preparation and submission of annual tax returns for the letting income, and arranging any major repair or redecoration work required, etc.
