Letting Only Service

The Letting Only Service includes all that is needed to find suitable tenants and establish the tenancy. The service is very similar to the initial stages of the full management service but once we have handed over the property to the tenant on your behalf, we will then hand over supervision of the tenancy to you. The main features of the service are;

• Visiting you at the property to advise you in detail on the letting
  
• Suggesting rental and deposit charges for the property
  
• Advertising the Property and conducting accompanied viewings
  
• Taking up formal references for suitable applicants
  
• Preparing the tenancy agreement and any legal notices required
  
• Preparing a detailed inventory and schedule of condition for the property
  
• Preparing detailed instructions for the tenant which will include instructions on the operation of the heating and other systems in the property, action to take in the event of a maintenance problem or emergency and guidance on preparation for handover before vacation
  
• Collecting the security deposit and first month’s rent from the tenant before the property is handed over
  
• Conducting a formal handover of the property to the tenant and providing instruction on the use of the installed equipment and appliances
  
• Advising the utility services and the council tax authority about the new occupant and arranging for final accounts to be prepared and sent to you
  
• Establishing regular rent payment arrangements through a bank standing order from the tenant to your bank account
  
• Arranging for the tenancy agreement to be submitted for stamp duty when applicable
  
• If required. arranging to insure you under Leisure’s Rentsure Silver Policy against any loss or rent and any legal costs incurred following a breach of the agreement by a tenant
  
• Providing you with a comprehensive package comprising your copies of the tenancy documentation and guidance on the management of the tenancy
