What is Rentsure Gold?
Letsure’s Rentsure Gold policy is the special, all embracing and comprehensive rent protection service available via selected managing agents throughout the UK.
Do I need rent protection?
Whilst professional agents take every precaution introducing tenants it is not always possible to foresee problems such as redundancy, marital breakdown or illness.
Tenant assessment, however thorough, is not flawless and careful planning for landlords is always advisable.
To fully understand your need for Rentsure Gold Rent Protection, just consider the problems the loss of rental income will cause you: who will pay the mortgage, for example ?
In addition, the Rentsure Gold Rent Protection will also provide you with cover should you incur legal expenses as a result of the tenant breaching the Tenancy Agreement.
Why use Rentsure Gold?
- Up to a total of £60,000 paid for rent and legal expenses cover.
- Rent paid up to £5,000 per month on the following basis:
- 12 monthly payments at 100% or until full and vacant possession is obtained:
- up to 2 monthly payments at 75% once full and vacant possession has been obtained or until the property is re-let.
What do I do next?
- West Country Property Services will automatically arrange for the insurance for you if you are using the Full Management Service(unless you request otherwise).
- The cost of the insurance will be calculated as a percentage of the monthly rent. The current rate is 3.5% including insurance premium tax. This will be deducted from the rent each month and paid to Letsure on your behalf.
Main Conditions
- Any claim made must be in respect of an insured event that occurs during the period of insurance shown on your certificate of insurance (rent will continue to be paid after the Tenancy Agreement has expired).
- No claims can be made for any existing problems or for problems known by the landlord as likely to occur with the tenants prior to you commencing this insurance.
- The Tenancy Agreement must be in writing and comply with the relevant Legislation.
- There is a policy excess of the first months rent.
- Once vacant possession of the property has been obtained, you must make the property available for re-letting and accept any reasonable offer for a tenancy which is in excess of 85% of the preceding rent.
How do I make a claim?
- West Country Property Services will ensure that a claim is submitted to Letsure on your behalf should circumstances arise which require this.
- Letsure must be notified within 60 days from when problems first arise in connection with any dispute or non-payment of rent.
- All claims for payment of rent will be processed via West Country Property Services.
- Letsure will arrange to appoint specialist housing law solicitors, if appropriate, at no cost to you.
