Why do I need rent protection?
However thoroughly your tenants are referenced it is not possible to foresee problems such as redundancy, marital breakdown or illness. Forward planning is always advisable.
To fully understand your needs for Rentsure Silver, just consider the problems that loss of rental income will cause you:

Why use Letsure’s Rentsure Silver?
- Cover is available for all types of tenant e.g. DSS and students are acceptable to the insurer
- No more worries chasing tenants when rent is paid late
- Legal costs and expenses are paid on your behalf in order to obtain vacant possession of the property
- Rent up to £5,000 per month covered (higher cover levels may be available upon request)
- Rent paid for up to 12 months in total
- 100% of the monthly rent until vacant possession is obtained and 75% of the monthly rent, for up to 2 months after vacant possession has been obtained, whilst new tenants are found
NOTE: A policy excess of one months rent applies and a claim where the amount in dispute is less than £250 is not covered.
Main conditions
- All tenants must be satisfactorily referenced. A minimum of two satisfactory written references; one of which must be a positive financial reference, must be obtained. West Country Property Services normally uses the Letsure Referencing service to obtain a comprehensive assessment for each tenant and/or guarantor.
- At least one months rent must be collected in advance as a deposit before the granting of the tenancy
- The Tenancy Agreement must be in writing and comply with the respective legislative requirements.
- You should notify Letsure within 60 days from when the problems first arise in connection with non payment of rent
- Once vacant possession of the property has been obtained, you must make the property available for re-letting and accept any reasonable offer of tenancy equivalent to 85% or more of the preceding rent
How do I obtain Rentsure Silver cover?
- West Country Property Services will make the necessary arrangements with Letsure for you if you request this insurance
How do I make a claim?
- All claims must be notified to Letsure immediately by you or your agent
- A completed claim form must be submitted within 30 days of of a problem arising.
- All valid claims for payment of rent will be settled with rent being paid two months in arrears.
NOTE: If the insurers make payments in respect of rent, they will have a right to pursue recovery of these payments from the tenant(s) and/or guarantor(s). If they decide to take action they will do so in the landlords name, and if necessary will expect co-operation in the process.
